A property manager in North Las Vegas called us about a boiler that kept locking out and a floor drain in the mechanical room that backed up whenever the boiler relief valve discharged.
We serviced the burner and controls, cleaned and inspected the drain with a cable machine and camera, then excavated and replaced a broken section of the drain line under the slab.
The building had to stay open during the work, and the drain break sat under the concrete floor of an active mechanical room.

We split the job into a same-day boiler repair and a scheduled drain repair so heat was never off for long.
Cleaned the burner, replaced a failing sensor and verified safety controls on the panel.
Video inspection pinpointed the broken section before we cut the slab.
The damaged pipe was replaced, bedded properly and tested before the floor was patched.
Result: The boiler has run without lockouts since the service, and the mechanical room floor drain now carries relief discharge and condensate away freely. The property manager received camera footage of the old break and the new section for the building records.
